Turkey rent increase calculator 2026
Pick the month your lease renews. For a renewal in September 2026 the law allows at most 31.79% more: ₺20,000 becomes ₺26,358. That is the change in the 12-month CPI average that TÜİK published on 3 September 2026. The figure for October 2026 follows on 5 October 2026.

What a tenant and a landlord can do
Article numbers refer to the Turkish Code of Obligations (TBK, Law 6098). This is general information, not legal advice.
The cap is a ceiling, not a target
An agreed increase for a renewal period is valid only up to the change in the 12-month CPI average (art. 344/1). If your contract or your landlord asks for more, only the part up to the cap counts.
No agreement? A judge decides
If nothing was agreed for the renewal, the court sets the rent, looking at the condition of the property and again not above the same cap (art. 344/2).
Watch the 30-day mark
A court-set rent binds you from the start of the new period only if the case was filed, or the landlord told you in writing that the rent will rise, at least 30 days before it began, and the case is filed by the end of the new period (art. 345). With an increase clause in the contract, a case filed by the end of the new period is enough.
Staying is the default
A fixed-term lease is extended for one year on the same terms unless you give notice at least 15 days before it ends (art. 347). Give it in writing (art. 348).
You may raise it, up to the cap
For a renewal period you may agree, or ask for, an increase up to the change in the 12-month CPI average and no further (art. 344/1). The part above it does not count.
Ask in writing, and in time
A case to set the rent can be filed at any time. For the new rent to bind the tenant from the start of the new period, file it, or notify the tenant of the increase in writing, at least 30 days before that period starts (art. 345). With an increase clause in the contract, filing by the end of the new period is enough.
After five years the judge weighs more
In leases longer than five years, leases renewed after five years and at the end of each further five years, the court sets the rent from the CPI change, the property’s condition and comparable rents (art. 344/3).
Expiry alone does not end the lease
In homes and roofed workplaces a landlord cannot end a fixed-term lease just because it expired (art. 347). Grounds such as own need or rebuilding (arts. 350–352) call for a suit within one month after the term ends. After ten years of extensions, three months’ notice is enough, without a reason.

What the rent becomes after five renewals
Choose a starting rent and month. Every step uses the real cap of that year and assumes the maximum increase at each renewal, on the 15th of the month.

₺10,000 in September 2021 would reach ₺47,412.97 in September 2026, 4.7× the starting rent. For a home, the same lease would reach ₺73,357.19.
After five years, and in leases longer than five years, the court sets the rent from the CPI change, the property’s condition and comparable rents (art. 344/3). This staircase does not predict that decision.
The rules behind the number
Article 344 of the Turkish Code of Obligations ties every renewal to one number. From 11 June 2022 to 1 July 2024 homes had a second, lower ceiling of 25%. Law text checked 30 September 2026.
When each rule applied
The thin line is the day the data was last checked. The 25% cap covered homes only, never workplaces, and its last day was 1 July 2024.

Renewal rent follows the CPI
For a renewal period, an agreed rent is valid only up to the change in the 12-month CPI average of the previous rent year. If nothing was agreed, the judge sets it, again within that limit. This also holds for leases longer than a year.

Five years and more
In leases longer than five years, leases renewed after five years, and at the end of each following five years, the judge sets the rent by weighing the CPI change, the property’s condition and comparable rents.

Rent in foreign currency
Rent fixed in foreign currency cannot be changed before five years have passed; Law 1567 and art. 138 (excessive difficulty of performance) stay reserved. After five years the judge follows the rule above and also considers the currency’s change. This page does not calculate foreign-currency rents.

Going to court
A case to set the rent can be filed at any time. The court’s rent binds the tenant from the start of the new period if the case was filed, or the landlord gave written notice of the increase, at least 30 days before it began, and the case is filed by the end of that period. With an increase clause in the contract, a case filed by the end of the new period applies from its start.

Extending and ending
In homes and roofed workplaces a fixed-term lease is extended for a year on the same terms unless the tenant gives notice at least 15 days before it ends. The landlord cannot end a lease because its term expired; after ten years of extensions, three months’ notice is enough. A notice must be in writing.

The 25% cap on homes (ended)
Homes renewed from 11 June 2022 to 1 July 2024 could rise by at most 25%, or by the CPI change if that was lower. It never applied to workplaces, and no renewal after 1 July 2024 is covered.

What is the highest rent increase for September 2026?
31.79%. A lease that renews in September 2026 can go up by at most the change in the 12-month CPI average that TÜİK published on 3 September 2026, the figure for August 2026. A rent of ₺20,000 would become ₺26,358 at most, an increase of ₺6,358.
What is the rent increase rate for October 2026?
TÜİK has not published it yet. The figure that sets the cap for October 2026 comes with the September 2026 price bulletin on 5 October 2026, and the table above gets a new row once it is out. For comparison only: at the September 2026 cap of 31.79%, a rent of ₺20,000 would become ₺26,358. That is not a forecast.
How is the rent increase calculated?
Multiply the current rent by 1 plus the cap. With ₺20,000 and 31.79%: ₺20,000 × (1 + 31.79%) = ₺26,358. The cap is the change in the 12-month average of the consumer price index: the average of the last twelve monthly index values compared with the average of the twelve before. TÜİK publishes it every month.
Which month’s figure applies to my renewal?
The figure published for the month before the renewal, which TÜİK releases in the first days of the renewal month. A lease renewing in September 2026 uses the August 2026 figure, 31.79%. The law refers to the change over the previous rent year, and in practice the latest published figure is used. For a renewal in the first days of a month, before the release, ask a lawyer or a notary.
Is the 25% cap on rent increases still in force?
No. The temporary 25% cap on homes covered renewals from 11 June 2022 to 1 July 2024. For renewals after 1 July 2024 only the CPI rule of art. 344 applies, to homes and workplaces alike. That is why the cap reached 65.93% for August 2024, far above 25%.
Do workplaces have the same cap?
The CPI rule of art. 344 covers homes and workplaces alike, so the cap for a shop or an office is the same figure. The 25% cap of 2022 to 2024 applied to homes only.
What if my landlord asks for more than the cap?
An agreed increase is valid only up to the cap (art. 344/1), so you can decline the excess in writing. The draft letter above is a starting point. If nothing was agreed and the landlord goes to court, the judge cannot go above the cap either at a yearly renewal (art. 344/2). Leases past five years work differently (art. 344/3).
Can rent set in dollars or euros be raised?
Not within five years: rent fixed in a foreign currency cannot be changed until five years have passed (art. 344/4), with Law 1567 and art. 138 on excessive difficulty of performance reserved. After five years the judge also considers the currency’s change. This calculator covers lira rents only.
Does my rent rise automatically at renewal?
No. The cap is a ceiling. Whether the rent goes up depends on your contract (an increase clause), on an agreement with your landlord, or on a court decision (arts. 344 and 345).
Is this an official calculation?
It is an estimate. The percentages are the figures TÜİK published, the sums apply art. 344 to them and round to the kuruş. It is not legal advice and does not replace a lawyer, a notary or a court. Data and law text checked 30 September 2026.

Method
- Which month: a renewal uses the 12-month CPI average change TÜİK last published before it, the previous month’s figure. The law speaks of the previous rent year and names no month; this reading is the usual practice.
- Arithmetic: rent in kuruş × (1 + cap), rounded half up to the kuruş. The percentages are TÜİK’s own, to two decimals as published.
- Next release: the September 2026 figure is due on 5 October 2026 at 10:00 Türkiye time, the usual release hour. Until then the cap for October 2026 stays open.
- Scope: lira rents of homes and workplaces under art. 344, and the 2022 to 2024 cap on homes. Foreign-currency rents and five-year court decisions are not calculated.
